David F. Beltrami
|Dave Beltrami has been practicing law since 1991, primarily representing clients in general business, real estate, and debt and equity financing transactions, with an emphasis on issues related to the homebuilding industry. He also has experience in other practice areas such as labor and employment law, taxation, estate planning, and dispute resolution.Prior to co-founding the firm in May 2004, Dave was the Director of Regional Legal Affairs-Southeast Region for KB Home, one of the nation’s largest homebuilders, where he managed KB Home’s legal affairs for the Southeast Region covering Georgia and the Carolinas. He joined KB Home as part of its 2003 acquisition of Colony Homes, one of the largest privately held homebuilders in Georgia and North Carolina, where he had served as Associate General Counsel for several years. During his time as in-house counsel with KB and Colony, he gained extensive experience handling legal matters in all aspects of the homebuilding business, including land acquisition, land development and finance, land entitlement, construction, sales and marketing, customer service, warranty, human resources, and negotiation of contracts with subcontractors, suppliers and marketing trade partners. During this time, the homebuilding operations that he supported built and closed approximately 2,000 homes per year, with about 30-40 active communities at any given time.
Prior to joining Colony, Dave practiced with the Minkin & Snyder law firm in Atlanta, Georgia (now known as Greenberg Traurig), the Lerch, Early & Brewer law firm in Bethesda, Maryland, and the Elliott, Bray & Riley law firm in Washington, D.C. The primary focus of his practice was corporate and business transactions, with an emphasis on mergers and acquisitions.
Dave attended the Georgetown University Law Center in Washington, D.C., where he earned his Juris Doctor degree in 1990 and his Masters of Law (Taxation) degree in 1991. While at Georgetown, he successfully tried a civil jury trial in the Landlord-Tenant Branch of the D.C. Superior Court, as a member of D.C. Law Students in Court Clinical Program, obtaining the largest tenant verdict in the history of the program at that time. He also served as a summer law clerk for the U.S. Attorney’s Office in Washington, D.C, in its Economic Crimes Division.
Dave attended Rollins College in Winter Park, Florida, where he earned a Bachelor of Arts in Economics in 1987, magna cum laude, finishing in the top 2% of this class. At Rollins, he was awarded with several honors, including the Phi Delta Theta Merit Scholarship Award, the President’s List and Dean’s List, and membership in the Omicron Delta Kappa and Omicron Delta Epsilon (Economics) honor societies. He also participated in many campus activities, including broadcasting the sports news and providing expert commentary for basketball games on the WPRK campus radio station, and serving as a Co-Founder and Vice President of the Rollins College Investments Club.
Dave is married to Charlotte Harris Beltrami, an Atlanta native and his law school classmate at Georgetown, and they have three children: Sam, Caroline and Henry.
